Tata Digital Renews Lease of Headquarters at Mumbai’s Fort House for a Monthly Rent of Rs 3 Cr

Tata Digital Private Limited (TDPL), a subsidiary of Tata Sons Private Limited, has renewed its lease for the headquarters located at Fort House in Mumbai. According to documents accessed by FloorTap.com, TDPL will continue to operate from this prime location for the next three years, with the lease deal registered on May 16, 2024. The monthly rent for this prestigious space is Rs 2.98 crore, with a per-square-foot monthly rent of Rs. 292.

Lease Details

According to the documents accessed, the entire area leased is a spacious 1.02 lakh square feet. Tata Digital paid a sizeable security deposit of Rs 15.02 crore towards this deal. Additionally, the company has paid a stamp duty of Rs 29 lakh for the transaction. Dawat-E-Hadiyah, a public charitable trust, has leased the office space to Tata Digital Pvt Ltd.

Lease Terms and Significance

The lease renewal commenced on April 1, 2024, with a lock-in period of one year. This renewal is significant as it implies that Tata Digital, the company behind the Tata Neu super app, will continue to operate from its headquarters at Fort House, continuing its operations seamlessly from this central hub. A subsidiary of Tata Sons, TDPL was established in 2019 with the goal of creating a unified e-commerce platform under the “Tata Neu” brand. This platform enables the various Tata firms to engage with and meet the demands of customers on one single platform.

Fort House: A Heritage Property

The Dawoodi Bohra community’s charity trust, Dawat-e-Hadiyah, is the owner of Fort House, a heritage site. The Dawat-e-Hadiyah Trust purchased the property in 2017 from the Videocon Group. This ancient structure, which was formerly home to Videocon’s headquarters, provides about 1.5 lakh square feet of office space.

Location and Historical Significance

Fort House is in the old central business core of the city, in the Fort neighborhood of South Mumbai. The Prince of Wales Seamen’s Club, Mumbai Port Trust, Maharashtra Maritime Board, and the BMC headquarters are a few of the prominent buildings in this region. These buildings date back to the British era and are considered to be landmarks.

Recent Lease Transactions in Mumbai

Given the strong demand for office space and premium sites in Mumbai, one of India’s most important commercial centers, lease agreements are crucial. These transactions cover a range of commercial assets, from historic buildings in the heart of the business center to new skyscrapers. In a recent transaction, Bank of America secured a lease for two commercial units in Malad for a monthly rental of Rs.91.5 lakh.

In another transaction, Barclays Bank PLC and Barclays Investments & Loans (India) Private Limited have rented 64,995 sqft of office space in Mumbai’s Worli district for Rs 2.07 crore per month.
