Volkswagen Group Technology Solutions India Pvt Ltd, the tech arm of the German car giant Volkswagen Group, has made a significant move to expand its footprint in India. According to the documents accessed by FloorTap.com, the company has rented around 1.23 lakh sq ft of office space at Embassy Tech Zone in Phase-II of the Rajiv Gandhi Infotech Park, Hinjewadi, Pune. This move highlights the increasing demand for Grade-A office space in Pune, particularly in the Hinjewadi neighborhood.
Lease Details and Financials
The leased space spans across three floors, with a starting rent of Rs 54 per sq ft per month. The total starting monthly rent amounts to Rs 66,60,856. This is in line with the market rate for Grade-A office spaces in Hinjewadi, typically ranging from Rs 50-60 per sq ft per month.
With a 36-month lock-in period, the leasing agreement has a 60-month term. A rent-free fit-out time until September 19 has been provided to the renters; rent payments will start on September 20. Notably, the agreement stipulates a 15% increase in rent to be paid after 36 months from the beginning of the rental period. This guarantees that the rent will eventually reflect market developments.
In addition to the rent, the facility, owned by Embassy Office Parks REIT, includes maintenance charges of Rs 15.18 per sq ft per month. It also includes monthly parking charges of Rs 2,500 for 123 parking spots. Volkswagen Group Technology Solutions has made a security deposit of Rs 3.99 crore, securing the lease agreement.
