Calculation of property taxes

Citizens can use the online property tax calculator available through the CCMC portal to calculate their own Coimbatore corporation property tax arrears. Property owners in Coimbatore can calculate their property tax online using this tool before paying it.

The amount of property tax is determined by a variety of factors, including the property’s age, type, location within the Coimbatore Municipal Corporation, and others. To calculate taxes, the plinth area, also known as the total built-up area, must be determined. This includes areas like balconies and garages.

If the property owner wishes to occupy the space, the market’s current rent per square foot for properties similar to the one being assessed is considered before calculating the property tax. If it is leased, one must consider the monthly rental value (MRV), also known as the rent per square foot, as specified in the rental agreement.

The various elements that go into calculating the Coimbatore property tax are divided into the following categories:

Total area of building plinth

Approved construction space

Unapproved construction site

Use of buildings (per sq. ft.)

Building address

Building design (residential or commercial)

Age of the Structure

Ward

Amount per square foot

Depreciation

The rate per square foot is calculated using data from the CCMC website (which varies by zone where the Coimbatore Corporation property tax assessment number and depreciation are located).
